Many mortgage offerings come with attractive initial rates featuring fixed payments for a set duration. Once this period ends, typically, you're shifted to the lender's standard variable rate. It is at this point, that the freedom to explore the market kicks in, offering you the possibility of securing a more favourable deal either with your existing lender or by moving to a more competitive lender.

There are other reasons you might wish to consider a remortgage.

Buy-to-let mortgages are for those aspiring to become a 'private landlord' and purchase a home to rent out. This approach can create a significant income stream, although it's vital to understand there is no guarantee that rental income will always cover your costs.

Becoming a private landlord isn't a hassle-free method to earn money. Maintaining the property, managing repairs, and staying compliant with legislation can be demanding tasks. You may also experience times when your property isn't occupied. Additionally, there is no assurance that property prices will always increase. It's possible to sell the house at a lower value than your buying price.

Equity Release.

Regulation for this type of lending requires additional care and more examination. We are pleased to have the necessary qualifications to advise on later life lending.

You may have heard the expression ‘mortgage prisoners’. This term is given to older clients who often have interest-only mortgages. Because of age or income requirements, it can be almost impossible to place a mortgage with another lender. This can often lead to the mortgagee having to sell their home and brings huge stress as the options run out with their current lender. Sometimes equity release has to be considered.

Equity release is when a client elects to draw money from their property with the loan being repaid on the death of the surviving mortgagee. In all cases we insist that legal advice is taken as the asset (the family home) is not equity free and can effect the estate left to family and other beneficiaries.

We only ever recommend lenders who are members of the Equity Release Council.
